Located in the southern district of Warsaw, Wilanów has everything you need to live: from the huge Miasteczko Wilanów, through numerous single-family houses to attractive green areas.
Located in the deep south and tucked just inside the city’s very border, Wilanów has traditionally enjoyed a reputation as an affluent, crime-free district with an international population. In modern times, this has sprung from the rapid development of upmarket family-friendly residential projects, but in truth Wilanów has always been something special. Known as ‘the Polish Versailles’, it was to Wilanów Palace that King Jan III Sobieski would retreat for his summer holidays back in the 17th century. Never subsequently losing its reputation as place of calm prosperity, contemporary Wilanów feels utterly alien to the rest of Warsaw; on spotless streets find baby buggies and cyclists making their way to organic cafes and family-run delicatessens. Occasionally derided and envied by outsiders, the community spirit here is unique with residents noted for their European outlook, political engagement and social awareness. Attracting many young professional families, it is a district to savour and treasure.
The baroque
Wilanów Palace is, to many, the spiritual heart of the area, and it is here one
feels the full might of Poland’s monarchical past. This is not the only iconic
landmark in the area, though, and equally extravagant is Wilanów’s Temple of
Divine Providence, a giant place of worship whose contemporary design has often
been unfavourably compared to an outsized lemon squeezer. If for nothing else,
it works as a handy point of reference when walking the area’s housing estates,
the most celebrated of which is mere steps away: known as Miasteczko Wilanów, it
represents what is arguably the country’s most famous gated community. Varied
in their visual style and defined by their liveable nature, apartments have
found great favour with not just Poland’s emerging upper-middle class but
expats as well. Luxurious detached villas feature greatly in Wilanów’s offer,
but so too do modern, well-planned detached and semi-detached estates in
sub-areas such as Zawady.

Wilanów’s
family friendly credentials go beyond just mere access to schools and
healthcare; removed from Warsaw’s daily grind, many residents cite its wide
spaces and tranquil serenity as one of its primary draws. By their very nature,
detached properties here come with gardens, whilst even apartment blocks have
been generously laid out so as to feature sections of common greenery. But
these aside, Wilanów has a wealth of standout parks and expanses of rolling
greenery. These include the Natolinski and Morynski wooded nature reserves, the
trim imperial age gardens of Wilanów Palace, riverside trails, community parks
featuring dog runs and playgrounds, and, just outside the area’s boundaries, the
striking Powsin Botanical Gardens and Kabacki forest.
