Fabryczna - tranquil suburban character of the district in an industrial surroundings

General information

Covering Wrocław’s western rump, Fabryczna is primarily known for two reasons: its airport and its football stadium. Taking its name after the factories that once dominated the landscape, the area’s industrial heritage is counter-balanced by an array of parks and forests, not to mention historical landmarks such as the palatial Leśnica Castle. Rebuilt in Baroque style in the 18th century, today it houses an acclaimed cultural centre whose busy program of events include an annual beer festival. There is, however, also a serious side to Fabryczna and that much is evidenced by the presence of the Higher School of Banking and business parks such as the state-of-the-art Business Garden Wrocław. Home to a thriving office culture, more and more firms have made Fabryczna their base.

Architecture & Property

Ambitious residential projects have come thick and fast, making Fabryczna a strong choice for prospective buyers. Of the more prestigious, Port Popowice will present approximately 2,500 apartments upon completion. Set around a small but scenic harbour, find it tucked amid parks, woodland the Oder River. Also in progress is Lokum Porto, a project that will deliver apartments ranging from 25 sq/m to 140 sq/m within a stone’s throw of the river. Similarly, Apartamenty nad Rzeką waterfront views will doubtless lure buyers. Perhaps closest of all to the centre, Długa 15 sits just a 20-minute walk from the Old Town Square. Centred around a plaza and fountain, Lokum Da Vinci promises a feast of differently coloured cubist-style blocks, whilst Nowe Żerniki stands to become one of the most unique developments of all. Inspired by the avant-garde, inter-war WuWA housing estate, this non-standard project will include a community centre inside a former shelter, green avenues, and recreational facilities amid its rich assortment of apartment blocks, villas and family homes.

Greenery & Recreational Spaces

Riddled with hiking trails, cycle paths and, even, the ruins of a pre-war German restaurant, the 550 hectare Las Mokrzański is the city’s largest forest. Doing well in the greenery stakes, Fabryczna’s glories do not end there – spoiled for choice, residents can also enjoy such places as Park Tysiąclecia, a modern and user-friendly complex that bills itself as the biggest park in Wrocław. Boasting a castle-themed playground, rolling meadows, artificial gorges, BBQ spots and streams, it’s become an attraction in its own right ever since its creation in the year 2000. Likewise, Park Zachodni is equally loved by locals – lurking in the undergrowth, find the remains of WWI military fortifications scattered around. Fabryczna’s sporting credentials are also quite peerless. Used as a host venue for Euro 2012, the 45,000 capacity Tarczyński Arena is among the country’s most modern stadium facilities, and its to here that fans converge to pay homage to the local football side, Ślask Wrocław. Featuring indoor and outdoor pools, an ice rink and basketball arena, the Orbita sports complex is likewise celebrated across the city.

Transport

Car: Fabryczna’s size makes generalisations difficult, but largely-speaking the area is known for its excellent transport links. Key arterial roads such as Legnicka make commuting into the centre a straightforward affair. Using Magnolia Park as a point of reference, reaching the city centre by car will take between 15 to 30 minutes, depending on traffic.  

Train: the area is served by a string of commuter trains that connect such stations as Muchbór, Kuźniki and Stadion to Wrocław Główny in the centre. Regional trains travelling to further destinations such as Głogów and Zielona Góra also stop at many of these smaller stations.  

Tram & Bus: Fabryczna benefits from strong public transport links that connect residents to the city centre.  

Cycling: most major roads are now flanked by safely segregated cycle paths that enable cyclists to head straight to the heart of the city. For recreational cyclists, the trails that run by the Odra River and through forests such as the Pilczyski are immensely popular.

Amenities

For private clinics, branches of both Lux-Med and Medicover can be found on Fabryczna’s eastern border, whilst most retail needs will find themselves fulfilled at Magnolia Park, the largest shopping centre not just in Wrocław, but the entire Lower Silesian region. Here, too, one will find private healthcare supplied courtesy of Centrum Medyczne. Towards the district’s south-eastern corner, meanwhile, lies the Wroclaw International School.
